These are registered transaction prices from the Dubai Land Department. They are not asking prices, and there are no mortgage or refinancing entries in the set.
Sidra was the busiest community in the data. It accounted for 10 of the 25 confirmed Dubai Hills villa and townhouse sales between 24 August and 8 October 2026.
The full register is on my sold prices page at /sold-prices. Below is every Sidra sale in it, with what each buyer actually got.

| 17 Sep 2026 | Sidra 1 | 3 | 8,500,000 | 3,146 | 4,810 | 2,702 |
| 11 Sep 2026 | Sidra 1 | 4 | 9,450,000 | 3,456 | 5,061 | 2,734 |
| 10 Sep 2026 | Sidra 3 | 4 | 12,800,000 | 3,593 | 4,703 | 3,562 |
| 3 Sep 2026 | Sidra 3 | 5 | 19,300,000 | 4,061 | 5,832 | 4,753 |
| 1 Sep 2026 | Sidra 2 | 3 | 7,600,000 | 3,146 | 4,393 | 2,416 |
The rate per sqft is the registered price divided by built-up area. The lowest was AED 2,416 and the highest AED 4,753.
What the figures show
Look at the three-bed sales first. All three had the same built-up area, 3,146 sqft.
They sold for AED 7,600,000 in Sidra 2 on 1 September, AED 8,500,000 in Sidra 1 on 17 September and AED 10,000,000 in Sidra 1 on 6 October 2026. Same house size, very different figures.
The highest of the three sat on the largest plot, 5,282 sqft. The lowest sat on the smallest, 4,393 sqft. The register does not record condition, view or what the plot backs onto, so plot size is only part of the story.
The four-bed homes at 3,456 sqft tell the same tale. Four sold between AED 8,700,000 and AED 10,100,000, at AED 2,517 to AED 2,922 per sqft.
Both the lowest and the highest of those were in Sidra 2, registered on 7 October and 2 October 2026. Renovated versus original condition and plot position are the likely reasons, but the register cannot confirm which.
Sidra 3 sits at the top. A four-bed of 3,593 sqft sold for AED 12,800,000 on 10 September. A five-bed of 4,061 sqft sold for AED 19,300,000 on 3 September 2026, at AED 4,753 per sqft.
That five-bed is the highest rate in the set by some distance. A single sale is not a level, and I would not price any other Sidra villa from it.
How Sidra compares across Dubai Hills
| Community | Confirmed sales | Median AED per sqft |
|---|---|---|
| Sidra (detached villas) | 10 | 2,819 |
| Golf Grove (detached villas) | 1 | 2,828 |
| Maple (townhouses) | 4 | 2,187 |
| All Dubai Hills villa sales with built-up area | 23 | 2,828 |
Sidra's median of AED 2,819 sits close to the estate-wide median of AED 2,828 for the same period. Golf Grove had only one sale, so treat that comparison lightly.
Maple is townhouses, not detached villas, so its lower median is not a like-for-like comparison.
Price per sqft is a starting point
My view on this has not changed. Price per square foot is a starting point, not an answer. The specific comparable for that community, type and position decides it.
Sidra proves the point. Three three-bed houses with the same 3,146 sqft built-up area sold at three different rates, on plots of 4,393 to 5,282 sqft. Price to what has actually sold, not to what is being asked, and read the plot before the house.
If you are buying with a mortgage, remember that lower rates change affordability, not value. The method I use is set out at /blog/how-to-value-a-dubai-hills-villa.
The honest summary
Ten sales over a short window, 1 September to 7 October 2026, is a useful read but not a trend. The spread within each house size is the real lesson.
- Buyers: compare against sales of the same type, same built-up area and same cluster, then check the plot and condition.
- Owners: your comparables are the sales that match your bedrooms and built-up area, not the highest figure in Sidra.
- Both: treat the Sidra 3 five-bed at AED 19,300,000 as a single data point, not a benchmark.
If you own or are considering a Sidra villa and want to know where yours sits against these confirmed sales, ask me. The first conversation costs nothing, and you can start at /sell-your-dubai-hills-villa.
