01A developer's read
What I look for in Majestic Vistas.
At this level, condition and plot rarely repeat, so each sale is read on its own merits, not off a community average. The Lamborghini Mansions are a distinct sub-market within the sub-market. If you are buying or selling here, the comparable set is tiny and getting the read right is the entire value of having me involved.
I built 34 homes as a developer in the UK before Dubai, and I work only with Dubai Hills villas. That means when I value or position a Majestic Vistas home, I am reading the fabric of the building and the plot, and pricing it against DLD confirmed sales, not portal asking prices. If you are buying, I will flag the real cost of any work before you commit. If you are selling, I will tell you the honest number and how to reach it.
02What drives value
A market of one home at a time.
At Majestic Vistas, condition and plot rarely repeat, so each sale is read on its own merits rather than off a community average. With only 44 standalone homes, including the Lamborghini Mansions, the comparable set is tiny and every trade carries real weight.
The Lamborghini Mansions are effectively a sub-market within the sub-market, with their own buyer and their own logic. Lumping them in with the standard homes misreads both.

What the register shows on price.
The Land Department register is thin here. The one confirmed Majestic Vistas sale in my published figures, registered on 8 Oct 2026, was a 6-bedroom ready home of 11,441 sq ft on a 13,847 sq ft plot at AED 43.50m, or AED 3,802 a square foot on built-up area.
The register does not record whether a sale is one of the Lamborghini Mansions, so I do not label it as one. With so few trades, a single sale is a data point, not a price. Ask me for the full comparable set before you offer or list.

Who buys in Majestic Vistas.
This is ultra-prime, standalone living for buyers who want scale, privacy and a landmark address. It suits end-users who value a genuinely private plot and a home that stands apart, rather than a place in a uniform community.
It is not a volume market and should not be treated like one. Buying or selling here is about precision and discretion, not portal listings.

Precision at the top.
Selling here is about pricing to the tiny pool of genuine buyers and presenting a home that justifies its number. Overpricing at this level does real damage, because the audience is small and well-informed. I price to confirmed evidence and prepare the home properly.
Buying, my developer's read is most valuable on build and finish quality, and on the real cost of any change you would want to make to a home of this size.
