Which Dubai Hills community is right for you?
Dubai Hills Estate has fourteen distinct villa and townhouse communities, and the right one depends entirely on your budget, your family, and whether you want a townhouse, a golf-frontage villa or a mansion plot. This is an honest, specialist guide to which community suits which buyer. The prices below are confirmed Land Department sales for context, not asking prices, and not every sale.
Getting into the estate.
If you are buying your first home in Dubai Hills, or you want the most house for your budget, start here. Maple is the townhouse community, three to five bedrooms with shared walls and the lowest entry point, with recent confirmed sales from around AED 5m. Sidra is the entry villa community, three to five bedrooms on their own plots, trading broadly from the high AED 7m into the teens of millions depending on size, plot and condition. More space, still practical.
For families who want a larger villa without stepping into the prime tier, Palm Hills (five bedrooms, with recent sales around AED 18m to 22m), Park Gate (four to five bedrooms) and Address Villas Hillcrest (five bedrooms) offer genuine scale and good plots while staying practical family homes rather than trophy houses.
The step up.
If you want golf frontage and a prime address, this is the tier. Golf Place (four to six bedrooms, recent sales around AED 25m) is built around course-facing plots. Fairway Vistas and Parkways bring six and seven bedroom scale, and Hills View spans large villas up to genuine trophy homes. Here the plot and the outlook matter far more than the headline size, which is exactly where I earn my keep.
The top of the estate.
At the very top sit the mansions. Hills Grove (six to nine bedrooms) and Majestic Vistas (six bedrooms) are the largest homes, with confirmed sales from the low AED 40m into the tens of millions, and the best Hills View and Fairway Vistas homes reaching well beyond that. At this level every sale is close to unique, so a confirmed-sales read is essential before you commit.
Build your own.
Emerald Hills is the plots community, where you buy the land and build a custom home. It suits buyers who want to create exactly what they want and are comfortable running a build. I can advise on the land value now and the realistic cost and end value of what you put on it.
Beyond the brochure.
The community is only half the decision. Within every one of these, two homes at the same size can be worth very different money because of the plot, the orientation and the condition. I value the specific home against Dubai Land Department confirmed sales, read the building the way a developer does, and match you to the right community and the right plot within it. Whether you are selling, buying, or need a discreet, private search, that is the job.
Questions worth asking.
