Selling a portfolio down.

Selling several homes at once needs sequencing. Put too much of one community on the market together and you compete with yourself and soften the price. I value each asset against confirmed sales, prepare and present each one properly, and stagger the launches so the portfolio realises its value rather than flooding a single street. Discretion is the default wherever you need it.

With a portfolio the risk is uneven: one or two homes usually carry the defects, the over-optimistic pricing or the costly work. Having built 34 homes in the UK, I read each building on its own merits, so we deal with the weak asset deliberately rather than letting it drag the whole programme.
