This policy explains what personal data I collect through dubaihillsagent.com, why I collect it, how long I keep it and the choices you have. I keep it short and plain, in the same spirit as the rest of the site.
Who I am
This website is run by Lloyd Ellis, Dubai Hills villa specialist, RERA No. 84978, based in Dubai, United Arab Emirates. I am responsible for the personal data described here. You can contact me about anything in this policy at lloydellis@IMARAgroup.ae or on +971585888803.
What I collect
- Enquiry forms. Your name, phone or WhatsApp number, email address, the community you are interested in, and anything you write in your message.
- Market notes sign-up. Your email address.
- Calls, WhatsApp and email. Your number or address and the content of what you send me, when you contact me directly.
- Technical data. Your IP address, browser type, device and the pages you visit, collected automatically by the hosting provider and the analytics and advertising tools described below.
I do not ask for, and you should not send through the forms, passport details, bank details or other sensitive information.
Why I use it
- To reply to your enquiry and give you the property advice or service you asked for.
- To send you villas or market notes you have asked to receive. You can stop these at any time.
- To keep a record of our conversations and any transaction we work on together, as required for a regulated real estate broker in Dubai.
- To understand how the site is used, and to measure and improve my advertising.
Cookies, analytics and advertising
The site uses the Meta Pixel, which places cookies and sends information about your visit to Meta Platforms, so I can measure the performance of my adverts on Facebook and Instagram and show relevant adverts. You can control this through your browser's cookie settings and your Meta ad preferences. The site also uses Ahrefs Web Analytics, a privacy-friendly, cookieless tool that gives me basic visitor statistics without tracking you across other sites. The site is hosted on Cloudflare, which processes technical data to deliver and protect it.
Who I share it with
I do not sell your personal data. I share it only where it is needed to provide the service:
- Service providers who host the site, store my contacts and messages, or deliver email and WhatsApp, acting on my instructions.
- Meta Platforms and Ahrefs, through the tools described above.
- Other parties to a property transaction you ask me to help with, such as the seller's agent, the developer or a conveyancer, and only with your agreement.
- Authorities, where the law requires it.
Some of these providers process data outside the UAE. Where that happens, I rely on providers with appropriate safeguards in place.
Google user data
I run a private, internal tool that connects to my own Google Ads account through the Google Ads API to read keyword search volumes for my own websites. It is used only by me. It does not access, store or share data about visitors to this site, and it is not offered to anyone else. The tool's use and transfer of information received from Google APIs adheres to the Google API Services User Data Policy, including the Limited Use requirements.
How long I keep it
I keep enquiry and contact details for as long as we are in touch, and for up to three years after our last contact, unless a transaction requires a longer record. Market notes subscriptions are kept until you unsubscribe. After that, the data is deleted or anonymised.
Your rights
Under the UAE Personal Data Protection Law (Federal Decree-Law No. 45 of 2021), and other laws where they apply to you, you can ask me to:
- tell you what personal data I hold about you and give you a copy;
- correct anything that is wrong or incomplete;
- delete your data, where I am not required to keep it;
- stop or restrict using it, including for marketing;
- withdraw any consent you have given.

Keeping it safe
I use reputable providers, secure connections and access controls to protect your data. No system is completely secure, so please contact me straight away if you think something has gone wrong.
Changes
If I change this policy, I will update the date at the top of this page.
