Shell and core means you are buying a canvas, and the build-out cost is where fortunes are made and lost. As a former developer I cost the finish realistically before you commit, not after. The premium here is fairway frontage, and getting the total cost to a finished home right is the whole game.
I built 34 homes as a developer in the UK before Dubai, and I work only with Dubai Hills villas. That means when I value or position a Hills View home, I am reading the fabric of the building and the plot, and pricing it against DLD confirmed sales, not portal asking prices.
