On Golf Place, plot position and outlook drive value as much as the build. A true course-facing plot is a different asset to one a street back, and the price should reflect that, not just the built-up area. I read the plot first, the house second. Phase 2's larger plots are where the ceiling sits.

A home a single row back, or angled away from the green, is a different proposition even if the house itself is identical. I read the plot before I read the villa.
Orientation matters as much as frontage. Plots that take the harsh afternoon sun straight into the main living space carry a quiet discount that rarely shows in an asking price but always shows on resale. Phase 2 generally brings the larger plots, which sets the community's ceiling, but a well-positioned Phase 1 home can outperform a poorly placed larger one.
Who Golf Place is right for.
Golf Place is for buyers who want genuine golf frontage and the prestige that comes with it, without stepping up to the mansion tier of Fairway Vistas or Hills Grove. It works for established families who intend to stay, and for buyers who value a scarce, defensible position over raw square footage.
It is less suited to a buyer chasing pure yield. The premium you pay for frontage is a lifestyle and scarcity premium, and while it holds well, it is not the community I would send a yield-first investor to first.
Buying well, not just buying.
The most common mistake I see in Golf Place is paying a frontage premium for a plot that is not truly frontage, or paying a renovated premium that will not come back on resale. Before you offer, I value the specific plot and condition against DLD confirmed sales and tell you plainly where the number should sit.
If you are renovating, I cost the work the way a developer does, not as a wish list. On homes at this level, the gap between an optimistic renovation budget and the real one can be the difference between a good buy and a poor one.
