A villa buyer's guide to Dubai Hills Estate
Dubai Hills Estate is a master-planned community by Emaar on Al Khail Road, built around an 18-hole championship golf course. It mixes villa and townhouse communities with a large central park, its own mall, international schools and a hospital. Here is how it fits together, and how I read it as a villa specialist.
What Dubai Hills Estate is
Dubai Hills Estate is one of Dubai's largest master-planned communities, developed by Emaar on Al Khail Road at the intersection with Umm Suqeim Street. It is arranged around an 18-hole championship golf course, with villa and townhouse communities, apartment districts, parks, a mall, schools and healthcare all inside the masterplan. The villa side is now essentially complete, so almost everything that trades is secondary, resale stock rather than off-plan.
The golf club and Dubai Hills Park
At the centre is Dubai Hills Golf Club, an 18-hole, par-72 championship course with a clubhouse, driving range and academy. Alongside it, Dubai Hills Park runs to around 180,000 square metres, with jogging and cycling trails, a splash park, a skate park, outdoor gyms and shaded play areas. A park or golf outlook, and green frontage, are among the biggest drivers of villa value inside the estate.
Dubai Hills Mall
Dubai Hills Mall opened in 2022 and holds over 650 stores, along with a Roxy Cinema and The Storm Coaster, an indoor rollercoaster. It sits a short drive from the villa communities and has become the day-to-day centre of the estate.
Schools, nurseries and hospital
Families are a large part of demand here, and the schooling reflects it. GEMS Wellington Academy follows the British curriculum through to A-Level, GEMS International School offers the IB, and GEMS New Millennium School runs a CBSE and IGCSE mix. For younger children there are nurseries including Blossom and Raffles Early Childhood Centre. King's College Hospital London operates a hospital within Dubai Hills for everyday and specialist care.
Where it sits and getting around
Dubai Hills sits centrally on Al Khail Road (E44), which keeps most of the city within an easy drive: roughly 20 minutes to Downtown and Burj Khalifa, 15 minutes to DIFC, 12 minutes to Mall of the Emirates, 15 to 20 minutes to Dubai Marina, and about 20 minutes to Dubai International (DXB). Al Maktoum International (DWC) is around 30 minutes.

How I read Dubai Hills
I built 34 homes as a developer in the UK before Dubai, and I work only with Dubai Hills villas. I value against DLD confirmed sales rather than portal asking prices, and I read the fabric of a building and its plot before the brochure. If you are buying, I will tell you the real cost of any work before you commit. If you are selling, I will give you an honest figure and a plan to reach it.
Questions worth asking.
It suits buyers who want space, green surroundings and a central location. The draw is the golf course, the large central park, an on-site mall, international schools and a hospital, all within a masterplan that is essentially complete rather than a building site.
