01A developer's read

What I look for in Maple.

Maple is high density by Dubai Hills standards, so liquidity varies by phase and the five-year hold maths is worth running properly before you buy. The mid-terrace versus end-unit gap is real money. If you are buying to let, I will show you which phases actually rent, not just which look good.

I built 34 homes as a developer in the UK before Dubai, and I work only with Dubai Hills villas. That means when I value or position a Maple home, I am reading the fabric of the building and the plot, and pricing it against DLD confirmed sales, not portal asking prices. If you are buying, I will flag the real cost of any work before you commit. If you are selling, I will tell you the honest number and how to reach it.

02What drives value

Phase and position decide Maple.

Maple is a large townhouse community, and both liquidity and value vary noticeably by phase and by where a unit sits within it. An end unit with a decent garden and a quiet aspect is a different asset to a mid-terrace on a through-route, even at the same bedroom count. I know which pockets hold up and which lag.

Because there is a lot of similar stock, condition and small layout differences carry weight on resale. The five-year hold maths is worth running properly before you commit, especially if you are buying to let.

03Who it suits

Who Maple is right for.

Maple is the entry point into Dubai Hills living: families who want the location, schools and parks without a detached-villa budget, and investors drawn to steady rental demand. It suits buyers who value the address and lifestyle over maximum privacy.

If you specifically want a standalone villa and a large plot, Maple is not it, and I will point you to Sidra or beyond. If you want a well-run townhouse community in a prime masterplan, it is a strong option.

04Buying well

Getting Maple right.

The mistake I see most is treating all of Maple as one market. It is not. I value the specific phase, type and unit against DLD confirmed sales, and flag the units where the asking price is running ahead of what has actually traded.

For landlords, I will be straight about which phases rent well and which sit, because in a community this size the difference is real money over a hold.

05Questions

Maple questions worth asking.

Maple offers 3 to 5 bedroom townhouses of roughly 2,098 to 3,200 sqft. Pricing moves by phase, type and condition, so ask me for the latest DLD confirmed comparables for your specific type.

Townhouses. Maple is the townhouse community within Dubai Hills Estate, distinct from the detached-villa communities like Sidra and Golf Place.

Rental demand is steady given the location and schools, but returns vary by phase and unit. The five-year maths is worth running properly, and I will show you which pockets have actually performed.

Liquidity, position and garden sizes vary across Maple 1, 2 and 3 and by unit type. An end unit on a quiet aspect typically outperforms a mid-terrace on a through-route.
