People search Maple 1, Maple 2 and Maple 3 as if they were three different places. They are three phases of one townhouse community in Dubai Hills Estate, with three to five bedroom townhouses across a small set of types.
The question buyers really ask is whether the phase changes the price. Here is what the Land Department register shows, and what I look at instead.
What has sold in Maple 1, 2 and 3
These are the confirmed Maple sales in the figures I publish. They are registered transactions, not asking prices.
| Phase | Date | Beds | Built-up (sq ft) | Price |
|---|---|---|---|---|
| Maple 1 | 27 Aug 2026 | 4 | 2,406 | AED 5.00m |
| Maple 3 | 24 Aug 2026 | 4 | 2,447 | AED 5.35m |
| Maple 3 | 27 Aug 2026 | 4 | 2,491 | AED 5.45m |
| Maple 1 | 3 Sep 2026 | 5 | 2,735 | AED 6.25m |
There is no confirmed Maple 2 sale in my figures yet, so I will not put a number on it. The two Maple 3 sales were registered as off-plan transactions, and the two in Maple 1 as ready homes.
Does the phase change the price?
On these four sales, the two Maple 1 homes sold for AED 5.00m and AED 6.25m, and the two Maple 3 homes for AED 5.35m and AED 5.45m. Larger homes sold for more in both phases, which is what you would expect.
Four sales is not a trend, and I would not set a price on any one phase from them. In my experience, though, within Maple the unit itself, its size, its position and its condition, matters more than the phase number. These four sales do not prove that on their own, and the rate per square foot for each sale is on my sold prices page.
What actually decides a Maple price
Maple is a large townhouse community, and both liquidity and value vary by phase and by where a unit sits within it. An end unit with a decent garden and a quiet aspect is a different asset to a mid-terrace on a through-route, even with the same type number.
Because there is a lot of similar stock, condition and small layout differences carry weight on resale. The mistake I see most is treating all of Maple as one market, or treating each phase as one market. I value the specific phase, type and unit against confirmed sales instead.
Maple 1, 2 or 3: which should you buy?
Start with the unit, not the phase. Shortlist the end units and quiet aspects in the type you need, then compare them against what has actually traded.
If you want a standalone villa and a larger plot, Maple is not it, and Sidra is the natural next step. If you want a townhouse in Dubai Hills Estate, Maple is the community to look at. The full list of confirmed sales is on my sold prices page, and the community page is Maple in Dubai Hills.
