The advertising permit number, the code that used to sit on every listing, is no longer shown publicly on many of them. Nothing about the rules has changed. The permit is still required and still checked in the background. What has changed is that the public can no longer read the number off the listing. For a homeowner, that is genuinely good news, and here is why.
What the permit number was
Every property advertised in Dubai needs a marketing permit from the Land Department, issued through the Trakheesi system. Until recently, that permit number was printed on the listing for anyone to see. On its own it looks harmless. In the wrong hands it was not.
How it was used against owners
When a home went live on a portal, that visible number let other agents identify the exact property behind the listing. Within hours the owner could be fielding calls from agents they never contacted, every one of them chasing the instruction. If you have ever listed a home and then been buried in cold calls, that is why. The number was the thread they pulled.
What the change means for you
With the number no longer public, that thread is cut. Your home can be marketed without every agent in the city being able to trace it back to you and your phone. You get the exposure of a portal listing without the wave of speculative calls that used to come with it. Small on the surface, real in practice.
What it does not change
To be clear, the permit itself has not gone anywhere. Your listing is still verified, still legal, still tied to a valid permit in the background. This is about privacy, not a loosening of the rules. If anything, it makes putting a home on a portal a more comfortable thing for an owner to agree to.
My take
I have always felt owners were too exposed the moment they put a home on the market. This quietly fixes part of that. If you have held off listing because you did not want the phone ringing off the hook, that reason is weaker now.
